How we build the dream.
At Orchid Homes we are passionate about giving our clients a First Class service. We have developed a unique process to ensure that you will be well looked after from initial concept to final sign off and beyond.
Orchid Homes will meet you on site and take this opportunity to get to know you and any special requirements you might have in order to fully understand your vision. We always encourage new clients to visit recently completed projects to see the quality of our work and discuss the Orchid Homes experience of our previous clients.
At this stage you may already have plans drawn by your own architect. If this is the case then we will review the plans with you, checking that your architect has captured every detail as you intended and checking your plans for accuracy. Alternatively you might be looking to employ our design and build service where we survey your site and produce a set of drawings suitable for planning permission approval.
Once your plans have been finalised we will create a detailed specification. This is produced together with our clients and includes all the finer details of the project. For example, heating preference, electrical plan, flooring and tiling choices. Without taking the time to create this detailed specification you have no way of knowing what your actual build cost will be, making estimates inaccurate and budgeting impossible.
Based on the finalised drawings and the specification we will produce a detailed estimate for your works. Our estimate itemises every stage of the work in full detail, in order for you to know exactly what your money is being spent on. At this stage we would recommend a follow up meeting to discuss the estimate and make any amendments.
After accepting the estimate our clients formally engage our services by signing a contract produced in association with the Federation of Master Builders. In our contract we will agree a proposed start and finish date.
At Orchid Homes we have found the answer to running a successful build both in terms of staying on budget and within time scale is for every site to have a dedicated project manager. Their responsibility is to manage all aspects of the build, ensuring effective day to day running of your site and maintaining regular communication with their clients.
You will be introduced to your project manager. 4 weeks prior to your start date. At this point a schedule of works will be created, making you aware of all key dates throughout your build. This process allows you ample time to make design decisions and material choices such as bathroom suites, flooring choices and tile designs.
Throughout the build process your project manager will meet you on site to complete regular works valuation certificates. This will allow clients to review progress and feel reassured that work is of a high standard and invoices are accurate. Prior to the final valuation certificate your project manager will inspect all works and cleanliness to enable the final sign off of the project to be completed.
